General career opportunities - - Building Superintendent The Building Superintendent is responsible for overseeing the daily operations, maintenance, and management of the commercial property. This role ensures that the building and its facilities are well-maintained, safe, and comfortable for all tenants. The superintendent addresses tenant concerns, coordinates repairs, and supervises maintenance subcontractors. Key Responsibilities: 1.Building Maintenance: oConduct regular inspections of the building and facilities to identify maintenance needs. oPerform routine maintenance tasks, including plumbing, electrical, carpentry, and general repairs. oEnsure the building?s infrastructure, including common areas, is kept in good condition. 2.Tenant Relations: oRespond promptly to tenant requests and complaints, providing excellent customer service. oCommunicate maintenance schedules, policies, and updates to tenants. oFacilitate move-in and move-out processes, including inspections and key management. 3.Supervision and Coordination: oSupervise and coordinate the work of maintenance staff and outside contractors. oSchedule and oversee regular maintenance services, such as cleaning, landscaping, and pest control. oEnsure that all maintenance work is completed efficiently and to a high standard. 4.Safety and Compliance: oEnsure the building complies with local building codes, health, and safety regulations. oConduct regular safety inspections and implement safety protocols. oMaintain records of inspections, maintenance activities, and compliance documentation. 5.Emergency Response: oBe available to respond to building emergencies, such as leaks, power outages, or security issues. oDevelop and implement emergency response plans and procedures. oCoordinate with emergency services when necessary. 6.Administrative Duties: oMaintain accurate records of maintenance activities, tenant interactions, and service requests. oPrepare and manage the building?s maintenance budget. oOrder and manage inventory of maintenance supplies and equipment. Qualifications: ?High school diploma or equivalent; technical or vocational training in HVAC building maintenance is a plus. ?Minimum of 5-10 years of experience in building maintenance or a related field. ?Strong knowledge of building systems, including plumbing, electrical, HVAC, and general repairs. ?Excellent troubleshooting and problem-solving skills. ?Strong organizational and time-management skills. ?Ability to work independently and as part of a team. ?Excellent communication and customer service skills. ?Physical ability to perform manual labor and lift heavy objects as needed. ?Valid driver?s license and reliable transportation. Working Conditions: ?This position may require working evenings, weekends, and holidays as needed to respond to emergencies. ?The job involves working both indoors and outdoors, sometimes in adverse weather conditions. ?The role requires standing, walking, climbing ladders, and performing physically demanding tasks.
