As the Property Administrator, you will be helping to look after a number of commercial and residential buildings in the Greater Vancouver area. Your day to day responsibilities will include tenant communication; supervision of residential building managers; leasing of residential units; coordination with the repair and maintenance team to complete necessary works; monitoring the collection and deposit of leases; working alongside the accounting teams; overseeing and awarding contracts; maintaining good relationships with all tenants; and ensuring the overall smooth operations of the portfolio.

*Specific Accountabilities*
Reporting to the Senior Property Manager, the incumbent is responsible for coordinating various operations to ensure the property runs smoothly and cost-effectively while performing customer service management.
* Analyze, monitor and ensure strict quality control of operations under his or her purview;
* Establish and maintain professional working relationship with tenants, vendors, and team members to ensure smooth operation of the Property;
* Coordinate complaint management and settle problem situations to clients? satisfaction;
* Coordinate major repairs and maintenance activities to the Property with the repair and maintenance team;
* Attend to emergencies as required;
* Help develop and issue administrative and operational policies and procedures related to property management;
* Ensure requirements for service contracts are met;
* Coordinate and follow up on tenant fit-ups, liaising with leasing/construction teams and tenants;
* Attend site meetings and ensure compliance with established standards and rules;
* Meet and ensure the smooth integration of new tenants.
* Supervise moving-out activities (elevators, access cards, keys, parking privileges, etc.) and make sure that the vacated premises meet all conditions stipulated in the lease;
* List and source new tenants for residential properties to minimize vacancy periods;
* Maintain tenant accounts to ensure that they are properly set up, charges processed, credits applied, and collection of outstanding arrears are managed on a timely basis;
* Assist the Senior Property Manager with the annual budget planning and processing.
*Key Requirements*
* 1-2 years? experience in a commercial property, preferably in operations or tenant management
* Working knowledge of MS Office applications required. Experience with MRI Real Estate is an asset.
* Good interpersonal, communication and team skills
* Aptitude for servicing tenants with the ability to see both the customer?s perspective and the impact on the organization
* Transportation to and from sites and office, the incumbent would need a car
